Home Reit: Two more tenants have collapsed

The move into voluntary liquidiation by Redemption Project and Serenity Support underlines the financial crisis at the suspended homeless accommodation provider.

Two further tenants of Home Reit (HOME ) have collapsed, underlining the financial crisis at the suspended homeless accommodation provider but giving its new manager, AEW, the scope to possibly turn the portfolio round.

Redemption Project CIC, which rents 152 properties in Home’s portfolio and accounted for 11% of rent demanded in June, and Serenity Support CIC, a tenant of 10 properties making up 1% of rent roll last month, have entered creditors’ voluntary liquidation.

Begbies Traynor has been appointed as liquidator to Redemption Project, based in Tipton, West Midlands, and Cornerstone Business Recovery has been tasked with winding down Serenity Support, which operates in London and Kent, Home said in a statement this morning.

Neither tenant had been paying rent and Home said their fall into liquidation meant the company could find new tenants, having started discussions with prospective occupants, or carry out improvements to the properties.

‘It should be noted that whilst discussions with prospective tenants are ongoing, arrangements are being made for existing care and support services for the underlying residents to continue,’ Home said.

Last week the Reit revealed it had received just 7% of the £8.8m of rent it was due in May and June as it outlined a two-to-three year stabilisation plan by AEW which replaced Alvarium as fund manager in May.
